- Utilize geographic market study data to identify submarkets that are best suited for our build to rent strategy based on our target consumers and their preferences
- Establish a network of colleagues, brokers and sellers able to bring build to rent acquisition opportunities
- Educate third party stakeholders (municipalities, brokers, land sellers etc.) regarding our build to rent footprint
- Understand residential, commercial and multi-family municipal zoning ordinances and apply as appropriate to achieve build to rent entitlement approvals
- Identify, control and purchase properties necessary to achieve established divisional build to rent forecasts and financial objectives
- Negotiate land purchase contracts and review with outside counsel
- Meet with engineers, planners and government agencies to ensure proper execution of high-density site plans
- Review due diligence materials for land acquisitions
- Review subdivision development agreements, environmental reports and soils studies as needed
- Generate financial proforma model projections for proposed communities with assistance from Finance
- Prepare asset committee land approval request submittals
- Prepare project timeline schedules for planning and development work
- Generate and maintain land development budgets
- Manage the bid process for land development and amenity work
- Coordinate front-end activities with Construction and other internal departments to ensure timely project execution
- Keep abreast of local market land transactions for multi-family and purposed single family for rent communities
- Proactively advise the Division President and BTR leadership of potential problems and proposed solutions

About you:
- Bachelor's degree in Business, Planning, Civil Engineering or Construction Management
- Five years of experience in land acquisition, entitlements and development
- Experience in multi-family or single family build to rent projects highly preferred
- Involvement with higher density zoning, entitlements and development highly preferred
- Local land market and municipal knowledge highly preferred
- Computer proficiency
- Ability to anticipate possible obstacles and propose favorable solutions
- Strong work ethic and commitment to implementation and execution of BTR playbook strategy
- Concise writing and public speaking/presentation skills are desirable for reporting to internal and external customers
